In an earlier post, I linked to an article about the pros and cons about hiring a property management company. If you’ve made the decision to hire one, make sure not to miss this very important question, ‘What do you do about bad tenants?’
Ali Boone has written a great piece on this, including what defines a bad tenant (first and foremost, those who don’t pay rent!)
You don’t want a property manager who is going to roll over and accept any excuses the tenants give for not paying rent on time. You also want a PM who will conduct regular inspections of the property, especially if you don’t live nearby.
